A Letter to Renters: You are not late.

For people who rent, and have been told the door already closed.

For people who rent, and have been told the door already closed.

A Letter to Renters

If you rent, you have probably been handed a story that does not belong to you.

The story goes like this: you missed it. Prices rose. Rates rose. Income didn’t. The starter home became a myth. Every article is written as if the country already decided your future for you. Every calculator spit out a number that felt like it was meant for someone else - someone with parents who could write a check, or a job that never wobbled, or a city that still had inventory that didn’t require you to change every standard you’ve ever held, or identify you’ve known to be true about yourself.

Here is what I want you to hear first, before anyone talks about software: wanting a home and not being able to own one yet is not a character flaw. It is a math problem sitting on top of a timing problem sitting on top of a very loud culture problem. The culture problem is that real estate guidance is built for people who are already in motion, those who are “ready”. If you are “not ready,” the industry has almost nowhere to put you. You are too early for an agent’s pipeline and too specific for a blog post titled How to Buy Your First Home in Ten Steps.

Your needs are not the same as a buyer who is writing offers next month. You need a plan that can survive a year. Maybe a decade. Whatever your timeline is (even if it’s just in your head) it’s unique to you, which means it requires guidance that’s unique as you. You need to know whether the gap is savings, credit, rate, income, the price of the home you actually want, or some mix that changes when any one of those things move. You need to know what you don’t know. That putting another $200 toward the principal of a future down payment is not the only lever, but onen of many. A better score, a different interest rate, a slightly different purchase target, a market that cools in the neighborhood you care about: any of those can close a gap faster than a lecture about lattes.

The hard part is that nobody is paid to sit with you in the “I’m not ready” era. Guidance in this industry usually shows up when a transaction is plausible. Until then you get generic optimism or generic despair. Both are useless. Generic optimism tells you to “just start looking.” Generic despair tells you to give up. Neither one is looking at your rent, your actual savings, your debts, your income, and the three-bedroom in the zip you would actually live in. Neither one is identifying the path from where you are today, to where you want to be.

Hold onto the goal anyway. Not the magazine/insagram version. Yours. Your vision. A door that locks. A place your people can come to. A payment you chose instead of the one a landlord decided for you. The feeling of not restarting the search every August, and moving again and again. That picture is allowed to take time. Time is not the enemy if you can see what time is doing.

That is the partnership I wanted to create when I started Aligre. A collaboration between renter and advisor. We do not make money if you buy, wait, or keep renting. We are not a brokerage, trying to get you to buy. We do not get a cut of a future closing. We don’t get paid based on anything you do. The consumer product is free, and it stays free, because the second we monetize your behavior is the moment we would stop being a safe place for you to think. We connect to your financials (read-only) and your local real estate market. Then we let you move time. That is the major thing I want you to know we built for you: a living picture of the gap, and what happens to that gap if you wait, if you save, if rates move, if the neighborhood you care about changes. In time, we will build tools that allow you to plan out different paths to the home of your dreams.

Headlines will keep saying it is over. Home ownership isn’t possible for “this generation”. Influencers will keep saying it is easy, one breezy smile at a time. Neither one knows you, and until now, nobody truly did. Before Aligre, there was not a single place that updated the plan when your life or your market changed. But now there is, at Aligre. Not to shove you through a door, not to make a sale. To tell you, honestly, whether the door you want is closer than it felt last month. If it’s not, we’ll bridge the gap. If it doesn’t make sense for you- we’ll tell you that too.

There is no right answer, only the one that’s right for you.

We built Aligre to help you discover it.
