The fear is not the house.

A Letter to Buyers: The fear is not the house.

A Letter to Buyers: The fear is not the house.

For people who are ready, or almost, and cannot afford the wrong move.

A Letter to Buyers

If you are close to buying, you already know the listing sites. You can tour a house in your phone at midnight. That is not the hard part.

The hard part is the quiet question underneath every favorite, every open house, every text to a partner: if I do this, am I doing it because it is right for us, or just because I am tired of looking? Buying a home is one of the few decisions that can follow you for thirty years. The fear is not usually the kitchen. The fear is being the person who bought the thing they cannot afford, or waited so long they watched the ability to buy slip away.

You have unique needs that generic tools refuse to honor. You do not need “what can someone with your income afford in this metro.” You need whether this address, at this rate, with your cash, your debts, and your timing, still leaves you with the lifestyle you recognize and love. You need cash to close named as what it actually is- down payment plus the costs that show up at the table, due when you sign. You need to see the payment next to the life you already have. You need a way to compare two houses without starting a new spreadsheet and a new argument.

What makes that painful is the screens you are forced to live in. One screen is the pretty listing. Another is a lender’s pre-approval letter that expires. Another is an article that says now is the moment. Another is a well-meaning person who gets paid if you move. None of those screens are lying, but they are incomplete. Incomplete is how people make expensive decisions they later call “what we had to do.”

I co-founded Aligre because I’ve sat on that split screen as an agent and as a human being. The industry got very good at assisting with the transaction. It is much worse at helping people make the decision. Plenty of professionals will help you write an offer. Far fewer will sit with you, with no commission in sight, and help you decide whether an offer should exist at all.

Keep your goal in focus. A home that fits the life you are actually living - the commute you will tolerate, the rooms you need, the payment that does not turn every other dream you have into something you had to let go of. Getting there does not have to mean sprinting. It can mean seeing, in one place, that you can reach it today, or that you are close, or that waiting twelve weeks changes the math more than another year of hoping.

Our side of the partnership is simple on purpose. You connect your financials. You name the home you want, or a specific house you cannot stop thinking about. We put your purchase power next to the price of your dream home and we keep it live. When rates move, when your financials change, when that neighborhood you love goes up or down, your dashboard updates. We do not get paid if you buy. We do not get paid if you wait. The product is free for you, forever, because objectivity is the product. It’s what makes us different. We are different, because we realized people are different. And the advice that applies to one, does not apply to all. So we built a dashboard, for each of you who is reading this article.

Ignore the chorus that says nobody can buy, and ignore the chorus that says you are a fool if you do not buy this weekend. Neither chorus has your checking account, your score, your debts, or the house you actually want. Until now, nothing did all of that in one place and kept it current. We will. That is enough to make a clear decision. Clarity is what you have been missing - not more listings.

There is no right answer, only the one that’s right for you.

We built Aligre to help you discover it.
