Aligre is a real estate planning dashboard. In English, that means we allow you to know whether you should buy or sell a home. 

You can see in real time, based on your finances and your goals if it’s a good or bad time to buy or sell. Think of us as an agent, lender and accountant all wrapped into one software platform. 

We do this by taking a lot of math and attaching it to easy to use inputs like knobs, text boxes and sliders. The user can then turn and twist these elements; to see how different variables impact the outcome of a decision. 

Here are a few examples: 

Is it a good time to buy a house? 

To answer this, Aligre will hook up to your financials and ask you about the type of property you want to buy. From there, our platform will use the same math that a lender would to project what you would qualify and be approved to purchase. We are tied into your FICO score and can even see what interest rate you’d likely qualify for. This allows you to see the following: 

  • What home you can afford to purchase today 

  • What your payment will be if you made this purchase 

  • The difference between your new payment and your old one

  • What your projected cost of ownership will be in the new home

  • If that home will make you money in the long run

  • Your net profit (or loss) of a specific property

  • If it makes more sense to buy now or in the future 

The really cool part comes next. Everything we just described shows what it looks like if you buy TODAY using all the known variables of your current financial picture and the existing market. But what if something changes tomorrow? Maybe you get that promotion and your income increases. Or you pay off that debt, and that goes down? Or rates plummet? 

Aligre has the answer. Not because we can predict the future, but because we have built our tools such that you can change a multitude of variables, and project what the outcomes would be for each.

Put another way: You can see if it makes more sense to buy today in Scenario A or in a year in Scenario B. We aren’t defining Scenario B, you are. Because who knows you better than you? Scenario C, D, E, …..all the way to Z. That’s the beauty of it.

You can see the projected results of your decisions before you make them, and with those real world #s projected on your screen, make a decision based off your beliefs, knowledge of your own life, etc.

To answer this, Aligre will hook up to your financials (We only hook up to your financials one time, like Venmo) and ask you about the type of property you currently own. From there, our platform will use the same math that that accountants and title & escrow companies use to project what you would take home after ALL pay offs, closing costs, commissions, and taxes.

We even calculate what if any capital gains taxes you might owe based off your tax bracket. Our tools will show you cool things like: 

  • If you can sell your current home and buy a new one

  • What your payment will be on the new one vs your existing one

  • Projections on whether keeping current or buying new makes you more money 

  • What your capital gains will be when you sell 

  • If it makes more sense to sell now or in the future 

The really cool part is that last bullet point. We are all worried about what happens if you sell right before the market goes way up. Instead of taking your agents word for it, with Aligre you can actually see that scenario play out. You can see what will happen if different variables change, to understand whether it makes more sense to sell today, in 9 months of 2 years.
